Drawing-up & completing tenancy agreements
This legally binding contract between a landlord and tenant sets out both the legal and contractual responsibilities and obligations of the two parties. There are different tenancy agreements, the most common being the assured shorthold tenancy (ast) – however subject to your circumstances you may need to use a contractual non housing act tenancy or even a assured tenancy. We will discuss in detail your requirements and assess the most appropriate contract for your situation.
Dealing with necessary legislation
As experienced agents, regulated by both ARLA and ALMA , we are adept in handling the necessary legislation required for letting a property. We will organise an energy performance certificate, gas safety and electrical safety inspections on your behalf, plus collect the bond/deposit and initial rent fee.
We will arrange for an experienced clerk to carry out a full inventory on your property. The inventory is becoming an increasingly crucial element of property letting – should a dispute go to adjudication, the panel will look at the inventory for evidence – and more commonly than not, where inventories are poor, the case will be made in favour of the tenant. You can be sure that our inventory team are acting in your best interests to ensure your fixtures and fittings are safeguarded.
During the tenancy we collect rent on a monthly basis on your behalf and forward on to you less management fees to your nominated bank account. We also include a full monthly statement of account – so every penny is accounted for. Our rental income guarantee comes as standard with our fully managed service, so you can be assured that when you appoint us, you are not only safeguarding your investment, but also guaranteeing your monthly rental income.
Emergency 24/7 management helpline

Sourcing of furnishings in accordance with regulations
Should you require furnishings for the property we shall be pleased to source items on your behalf, ensuring full compliance with all current legislative regulations including fire safety regulations.
Arrange annual renewals of gas certificates, etc
We will coordinate the annual renewal of necessary certificates including a gas safety certificate from a registered contractor who is a member of the gas safe register (www.gassaferegister.co.uk). We would also recommend organising an electrical safety check including appliance PAT testing, and would be pleased to appoint a pane NICEIC registered contractor (www.niceic.com).
Post tenancy we will ‘check out’ the tenant to cross reference inventories and will advise and negotiate any end of tenancy deductions.
